Mastromonaco, PE PC Consulting Engineers <br /> <br /> <br /> <br /> <br />PROJECT: North Ridge Street Development <br /> 259 North Ridge Street <br /> Rye Brook, New York <br /> <br />SCOPE: Construction Management Impacts and Logistics Plan <br /> North Ridge Street Development <br /> <br />FOR: Lazz Development, Lou Larizza <br /> 8 Hilltop Drive <br /> Port Chester, NY 10573 <br /> <br />DATE: February 28, 2019 <br /> <br /> <br />This report identifies the potential impacts of construction based on the work shown on the Site <br />Plan. <br /> <br />The relevant, anticipated impacts related to the construction phase are also identified in the FEAF <br />(Full Environmental Assessment Form) for the project and include; noise, work hours, periods of <br />construction, potential impoundments, extent of excavation, description of drainage flows, air <br />emissions, use of pesticides or herbicides, generation of solid waste, recycling or disposal of <br />materials. <br /> <br />Further, the detailed erosion and sedimentation plan also describes mitigation during construction. <br /> <br />Other impacts that were requested to be examined are as follows: <br /> <br />Traffic: <br /> <br />The construction of the homes is intended to be modular. This type of construction will involve <br />fewer workers than conventional house construction. The house structure is to be built off-site and <br />trucked to the site. As can be seen from the included traffic counts, the workers who will be arriving <br />by vehicle on site at 8:00 a.m. will not coincide with the peak hours on North Ridge Street. <br /> <br />Increased demand for parking: <br /> <br />Access to the site and parking will be provided on the site. There is no need to park vehicles off <br />site. <br /> <br />Construction traffic routing: <br /> <br />Construction will be mitigated by having one crane on site for erection of the modular and delivering <br />from off-site one modular unit at a time. The construction of the modular, attached houses will take <br />about one week duration which is far less than standard construction. <br />
