2015-07-27 Draft Local Law - amend zoning map 1313/110/549680v1 7/27/15 LOCAL LAW AMENDING THE VILLAGE OF RYE BROOK ZONING MAP A LOCAL LAW to amend the Village of Rye Brook Zoning Map BE IT ENACTED, by the Board of Trustees of the Village of Rye Brook, as follows: Section 1: Legislative Intent. The Board of Trustees of the Village of Rye Brook has received and is considering an application from Buckingham Partners/Sun Homes (the “Applicant”) for approval of a PUD Concept Plan, PUD zone change and zoning text amendment in connection with the proposed construction of a residential development of 110 single-family dwelling units on real property located at 1100 King Street in the Village of Rye Brook; said property being further identified as Parcel 129.25-1-1 on the Town of Rye Tax Map (the “Parcel”) and located directly behind the Reckson Executive Park in the OB-1 Zoning District. The Board of Trustees referred the application to the Village of Rye Brook Planning Board and the Planning Board issued a positive report and recommendation on the application, inclusive of the proposed PUD zone change and zoning text amendments, on July 11, 2015. After review of the application, comments from the public, comments from Village staff and consultants, and comments from the Westchester County Department of Planning, the Board of Trustees has determined it is appropriate to rezone the property from the OB-1 Zoning District to the PUD Zoning District in connection with the above- described application, and therefore, for the reasons set forth herein and others articulated in the record before the Board of Trustees, the Board of Trustees adopts this Local Law. Section 2: The Zoning Map of the Village of Rye Brook is hereby amended to designate the parcel of real property located at 1100 King Street and designated on the Town of Rye Tax Map as Section 129.25, Block 1, Lot 1, as being located in the PUD Zoning District. Section 3: This Local Law shall take effect immediately upon the filing with the Office of the Secretary of State.
