AKRF, Inc. has been retained by 900 King Street Owner LLC, to assess the potential environmental
impacts of the redevelopment of the property located at 900 King Street in the Village of Rye Brook with
a senior living community that contains: approximately 160 two-bedroom apartments that would be age-
restricted to those 55 years and older, approximately 85 units of assisted living /memory care, and 24 two-
and three-bedroom residential townhouses that would be age-restricted to those 55 years and older (see
attached Figure for proposed site layout). As you may know, the property is currently improved with an
approximately 200,000 square foot office building that is, and has been for many years, mostly vacant.
AKRF is currently preparing documentation for the environmental review pursuant to the New York State
Environmental Quality Review Act (SEQRA). For our analysis, we have been asked by the Village of
Rye Brook to solicit information from you regarding the potential for the proposed senior living
community to impact the Blind Brook School District.
As such, we are requesting information from your office regarding:
District-specific experience with age-restricted senior living communities, including the potential
for school age children to live in these communities;
Capacity and current utilization of the schools within the District; and,
Additional information that may be relevant and useful to the Village’s Board of Trustees and
Planning Board in reviewing the Proposed Project.
