Klein; j.rednick@verizon.net Subject: Public Comment for 900 King Street Redevelopment Project Dear Rye Brook Village Mayor/Board of Trustee We, as a homeowner/residents of the Arbors, are writing to you regarding public comments on redevelopment of 900 King Street. As we understand, the project's environmental review has to be conducted, which we also would like thank you for this decision. We have attended a couple of meetings where the consultant/developer made the redevelopment project presentation. Hence, we would like to request the followings to be studied as part of the environmental review. 1) One thing that stood out to us listening to the presentation is how bulky the building would be. The pictures showing how the building would look like seems to be adjusted/tweaked so as NOT to show its bulkiness. This building (if completed), we believe, would be the only bulky building in Rye Brook area. In other words, it does not conform to Rye Brook's building code or whatsoever. Hence, this (how bulky it is) should be studied carefully. 2) Density of the project is a big concern as well. The redevelopment project on units per acre would more than double the density of the Arbors. We think the density proposed would way exceed Rye Brook's building code as well. 3) Traffic implications presented by the consultant does not appear to make sense at all. For example, in our own observation, the car traffic during rush hours on the King Street stretching from BBHS/MS area (approximately a 1-mile stretch) is so congested already. Hence, another traffic study (by an independent consultant) should be included in the environmental review. 4) The proposal to bring down age restriction from 62 years to 55 years raises a lot of questions. In today's family, it's easy to find a lot of 55-year old couples with school-aged children. Thus, the impact on school burden should be studied. 5) The additional impact on water/sewer systems due to this project should be included in the environmental review as well.
