Klein; j.rednick@verizon.net Subject: 900 King Street - Concerns & Comments To the Village Board, As a resident and homeowner of the Arbors, I am writing to voice my concerns and comments regarding the proposed project at 900 King Street. It is imperative that additional analysis be performed on the potential effects of the project and that related mitigation measures / alternatives are further explored. Specifically, the concerns I have for my family and fellow residents include the following: · Traffic, Parking & Congestion - There is already a significant amount of traffic on King Street (e.g. school pick- up and drop off times) impacting our ability to get in and out of Arbor Drive without delays. Adding a development of this scale will only cause further congestion on King Street. This is especially the case given the anticipated number of transient workers expected to support the facility (e.g. food service employees, travel nurses, etc.) coming in and out on a daily basis on top of the residents themselves. How will this additional traffic congestion be addressed? Has the safety of our children been considered given the increase in the number of vehicles and people coming in and out of the area? How will parking be impacted including the overflow parking for Blind Brook school activities? · Home Values - Adding a development of this size is sure to have an impact on the value of homes in the Arbors and the surrounding area (despite the fact they will be rentals). How has this been factored in, including the NET impact on property taxes? The ability to sell my home without additional strain and economic losses as a result of the construction is severely impacted. · Public Services / Utilities - The increased amount of garbage / solid waste / recycling has not been fully considered in the current plan. There will be impacts to the county sewer system (e.g. increased food waste in the system) and additional costs for public services related to garbage collection etc. How will waste disposal be handled and what is the additional cost of this? · Construction Impact - The demolition of the existing structure and construction of the new development itself is expected to have a negative impact on the surrounding environment. There will be disturbance to the ground and wetlands (grading alterations, removal of trees / vegetation causing erosion) air pollution, noise pollution, and an overall negative impact on our community.
