The seven (7) Rye Brook subdivisions east of Ridge Street, from Betsy Brown Road to the north are:
(1) Byram Ridge (1906, re-subdivided 1922 & amended 1925) ... 108 lots across ~90 acres;
(2) Ridge Manor 1 (1936) ... 52 lots;
(3) Ridge Manor 2 (1938, as amended 1967 ... 30 lots);
(4) Rich Manor (1950-1965) ... 85 lots across Sections 1-5, on 53 acres, including 10.42-acre,
Rich Manor Park (9.16 acres sold to Town of Rye and 1.26 acres donated as parkland on 1/05/67);
(5) Meadowlark (1956-1961) ... 78 lots across 63.3-acre tract [77.5 acres less 12.2 acres in 1931 & 1935 for HRP];
(6) The Arbors (1978-1982) ... 250 lots with attached townhouses in 58 buildings on 36.3792 acres;
(7) Rye Ridge Estates ... Magnolia Drive (1978) ... 23 lots surrounding Ward's Castle.
Byram Ridge (1906) ... re-subdivided in 1922 (30 lots became 108); slightly amended in 1925

The Arbors (1978-82): 36-acre residential portion of 60.249-acre Harkness at Rye Town PUD
250 townhouses built in clusters of attached units in 58 buildings on 36 acres of land in the Town of Rye's first
Planned Unit Development ("PUD") on 60.249 acres of the former William W. Cook estate ... with an office
building component at 900 King Street (18 acres); Harkness Park (6-acres or 10% parkland dedication changed to
3.92 acres plus $63,000 cash towards the 1975 Harkness tennis court construction); and The Arbors residential, 250
attached townhouses in 58 buildings (38.329 acres). The AHOA sold 1.9498 acres of the AHOA strip of land with
the Tennessee Gas easement near King Street/Hillandale Road, to the Village of Rye Brook on August 4, 2005 for
$275,000 for its King Street Athletic Fields as per an IMA (Inter-Municipal Agreement) with the BBRUFSD and
AHOA ... thereby reducing the AHOA overall land from 38.329 acres down to 36.3792 acres.
The adjacent Blind Brook High School site was also former land of William W. Cook, and it was from the trustees
of his estate (including Citibank) that the BBRUFSD purchased the 20.031 acres of land on June 17, 1971 for
$620,000, to create the BBHS. The BBRUFSD sold 1.16 acres of its 20.031 acres to the Village of Rye Brook on
September 14, 2005 for $150,000 for its King Street Athletic Fields (total of 5.75 acres assembled), with an IMA in
place.
Developers: (1) Berco Rye Town Co. (The Arbors) ... (2) Lester M. Entin Associates, who were the overall
developer and 1973 applicant of the Harkness at Rye Town PUD ... and the 900 King Street (2-story office building),
built for, and occupied by IBM in 1982, following landmark litigation against the Town of Rye under Rye Town/King
Civic Assn. v Town of Rye (82 A.D.2d 474, 480-481) that led to the reinforcement of the 1978 SEQRA (State
Environmental Quality Review Act) in New York State that the Town of Rye essentially failed to consider/adhere

Subdivision of Berco Rye Town Co. ... filed August 1, 1977, as prepared by Dolph Rotfeld Associates, Consulting
Engineer, to show the proposed 250 subdivision lots with attached townhouses configured as 58 buildings across
the 38.329-acre, The Arbors site, as part of the Harkness at Rye Town PUD application of Lester M. Entin Associates,
conditionally (19 conditions) approved by the Rye Town Council on September 18, 1973.

Final Subdivision Plat, The Arbors ... dated October 26, 2011, filed January 27, 2014 as Map 28740 (Sheet 2 of 10) as
prepared by John Meyer Consulting P.C. (“JMC”) to address the myriad of issues relating to widespread, existing
site conditions whereby structures (including townhouse units on individual lots) were found to be encroaching
outside of their lot boundaries, patios/retaining walls were previously built without permits, etc. ... such that a
massive remedial project had to be undertaken to correct and address these deviations from approved/filed 1977 Site
Plans, Code violations and resulting title insurance issues. These matters were raised in September 2009 by this
author, Dean P. Santon, in his capacity as a Rye Brook Trustee, which led to the engagement of JMC and legal
counsel by the Arbors Homeowner’s Association, Inc. (“AHOA”) to address/ remedy these widespread issues ...
and direct JMC to prepare the October 26, 2011 Site Plan drawings that were filed in January 2014 with the
Westchester County Clerk. It was a lot of work, but necessary to protect the fee ownership interests of the 250
residential townhouse owners at The Arbors.

Rye Ridge Estates (1978) ... 23 lots along
Magnolia Drive, King Street & Comly Avenue
Subdivision Map of Rye Ridge Estates Prepared For Howard Loewentheil and Sons ... as prepared by Edward J. Crothers,
and filed on July 31, 1978 as Map 19610 ... covering 23 lots on 11.337 acres along King Street, Magnolia Drive and
Comly Avenue plus dedicated Village of Rye Brook parkland and a driveway easement at Magnolia Drive wrapping
around the Ward’s Castle parcel, as shown in the above plat map. This overall site was formerly part of the land of
William E. Ward, when he built his home at King Street and Comly Avenue in 1878. While not part of this 1978
subdivision, "Ward's Castle" (as it has been referred to) was built in 1873-1876 for William E. Ward as a residential
concrete structure. It is located at 19 Magnolia Drive as shown in the plat map. Developer: Howard Loewentheil
