Dear Mr. Levy and Members of the Architectural Review Board,
On behalf of Sunrise Development Inc, we are pleased to provide the following drawings
that show architectural revisions to the exterior facades of the Independent Living (IL) and
Assisted Living (AL) Buildings and the Townhouses, since the Architectural Review Board
approval in June 2025 as well as incorporating comments from the most recent ARB hearing
of March 04, 2026.

The revisions to the elevations are clouded and are due primarily as a result of progression
and coordination of the project toward design completion for construction. The revisions
are summarized as follows:
- For both the IL & AL buildings, the upper level(s) of the balconies have been revised
from the solid balcony guard wall to open vertical aluminum picket railing of level 2
balconies. This is the same picket railing previously approved by the Architectural
Review Board.

- For the AL building only, HVAC Packaged Terminal Air Conditioning (PTAC) louvers
are to be mulled with the window unit and have been added to the elevations
underneath the windows of the AL dwelling and sleeping units.
- At the IL main entry façade, two sets of windows symmetrical on either side of the
Level 1 main entry, have been pulled approximately 3 feet forward to align with the
exterior wall plane. On the same façade at Level 2, two windows have been added
to the wall behind the porte cochere for IL dwelling units. A portion of the porte
cochere roof had to be flattened to allow for these windows, but still maintained
full coverage from the main entry door to the drive aisle.
- In the IL North and AL West Courtyards, a roof awning has been added to cover
outdoor space of the courtyards adjacent to interior amenity dining rooms.
- Removal of the stone base wall at the sides of the Level 1 private patios of the IL
dwelling units.
- Select window sizes & locations have been revised due to the interior functions of
the spaces behind them.
- A selection of roof dormers above fourth floor windows have been simplified and,
in some cases, joined together for constructability purposes.
- All exterior stair doors are shown as solid hollow metal flush doors, no longer with
multiple number of panels.
- A small awning has been added over some exterior doors that need a covering
overhead to help prevent water infiltration into the door during rainy weather
events.
- The Roof Plan includes the previously approved rooftop equipment heights and the
heights that are anticipated by the current mechanical engineer for this project. All
planned heights either match or are less than what was previously approved by
ARB.
- The roof slopes and roof eaves heights have been revised in order to keep the
average roof heights at or below the average roof heights approved by ARB.
- In addition, the Townhouses are being sent to you at this time to show the revisions
to their exterior elevations. After the March 04, 2026 hearing, we realized these
needed to be shown to the ARB for review and approval as well. The revisions to
the previously ARB approved Townhouse elevations primarily have to do with:
o Aligning some walls for constructability purposes, which simplified some
of areas of the roof structure.
o Some of the windows, as follows:
On the “front and back” elevations of the Townhouses, some of
the window sizes were adjusted to work with headers and rough
opening sizes that are constructable, including at the side lights
of the entry doors of both facades.
On the “side” elevations of the Townhouses, some the window
sizes and their composition have been revised to work with the
interior layout of the space. To further explain: as can be seen on
the floor plan on the garage side of the Townhouse, the main
entry door from the porch into the foyer shows an entry closet,

then a bathroom, and then an interior stair- in that order, along
the inside of the exterior wall. The previous exterior elevations
showed windows of sizes and locations that did not effectively
recognize these spaces. The revised window sizes and
composition of the “side” elevations now appropriately work with
the layout and these spaces.
