Roof Replacement
1.Scope of Work 1 $25,500.00 $25,500.00
All Ultimate Construction agrees to perform the following services in accordance with
industry standards and best practices:
1.1 Removal of Existing Roof
All Ultimate Construction shall install tarp protection around the house to safeguard
the siding and landscaping during the roof removal.
All Ultimate Construction shall remove the entire existing roof down to the plywood
decking to ensure a clean surface for the new installation.
1.2 Inspection and Replacement of Plywood
All Ultimate Construction shall inspect the plywood decking for signs of damage.Up
to seven(7)damaged plywood sheets will be replaced as part of this Agreement.
1.3 Installation of Ice and Water Shield
All Ultimate Construction shall install new ice and water shield at all roof edges,rakes,
valleys,chimney,and along any points where the roof meets the siding to prevent
water infiltration and protect against leaks in vulnerable areas.
1.4 Installation of Synthetic Underlayment
All Ultimate Construction shall install a new synthetic GAF shield underlayment to
offer superior moisture protection.This high-quality underlayment will act as an
additional barrier,preventing water infiltration and safeguarding the roofing system.
1.5 Installation of Step Flashing
New step flashing will be installed where the roof intersects the chimney and along
any points where the roof meets the siding.This ensures proper water runoff and
prevents leaks at these critical junctions,protecting the structure from moisture
damage.
1.6 Installation of GAF HZD Architectural Shingles
All Ultimate Construction shall install GAF HZD Architectural Shingles engineered to
withstand wind speeds of up to 135 mph,making them ideal for withstanding severe
weather conditions,including strong winds,heavy rain,and hail.
1.7 Installation of Pipe Flashing
New pipe flashing shall be installed around all roof penetrations such as vent pipes,to
ensure a watertight seal.
1.8 Installation of Roof Vents
All Ultimate Construction shall install one(2)new roofing vents to ensure proper attic
ventilation.These vents will be strategically positioned to promote optimal air
circulation,allowing heat and moisture to escape from the attic.
1.9 Installation of Ridge Vent and Ridge Caps
All Ultimate Construction shall install a new ridge vent and ridge caps along the peak
of the roof to enhance ventilation.This ensures proper airflow,helping regulate attic
temperature and prolonging the life of the roofing system.
2.Additional Services
2.1 Gutter Cleaning
Upon completion of the roofing work,All Ultimate Construction shall clean the gutters
to ensure proper drainage.
2.2 Job Site Clean-Up and Debris Removal
All Ultimate Construction shall remove and dispose of all job-related debris and
materials from the property,leaving the site clean upon project completion.A
magnetic sweep will be used to collect any nails.
3.Warranty
3.1 Labor Warranty
All Ultimate Construction warrants all labor performed under this Agreement for a
period of twenty-five(25)years from the date of completion.This warranty covers
defects in workmanship and installation.
3.2 Manufacturer's Warranty
The GAF HZD Architectural Shingles installed under this Agreement are covered by a
manufacturer's warranty of fifty(50)years.The terms and conditions of the
manufacturer's warranty shall apply.

Terms & Conditions
This Agreement is entered into between Elite Work Home Improvement LLC("Contractor")and the Owner,collectively referred
to as the"Parties."In consideration of the promises and obligations set forth herein,the Parties agree as follows:
1.Project Description
The Contractor shall furnish all labor,materials,equipment,and services necessary to complete the project described in Exhibit A.
The scope includes,but is not limited to,general construction, renovations,repairs, installations,or other improvements specifically
outlined. Items not listed are excluded unless otherwise agreed in writing.
2.Work Timeline
Work is anticipated to begin within ten(10)business days after contract execution,subject to permit approval,material availability,
and scheduling.The Contractor shall complete the work within a reasonable timeframe,accounting for delays caused by weather,
supply shortages,labor disputes,or other conditions beyond the Contractor's control.
3.Contractor Duties
The Contractor agrees to:
• Perform work in a professional manner consistent with industry standards.
• Comply with all applicable laws,building codes,and OSHA requirements.
• Implement necessary safety measures.
• Coordinate with utility companies when required.
4.Owner Duties
The Owner shall:
• Provide reasonable access to the property and use of utilities(electricity and water).
• Remove or secure valuables and breakables from the work area.
• Acknowledge that incidental dust, noise,or cosmetic impact may result from construction activities.
The Contractor shall not be responsible for cosmetic damages arising from standard construction processes.
5.Regulatory Approvals
Unless otherwise agreed in writing,the Contractor will obtain all necessary building permits and coordinate all required inspections.
6.Compensation Terms
The Contract Price shall be paid as follows:
• One-Thrid('/3)due upon signing of this agreement
• Remaining balance due upon project completion
For commercial projects, up to ten percent(10%)may be withheld until final inspections are approved. Late balances shall accrue a
1.5%monthly service charge until paid.
7.Modifications to Work
Any changes or additional work must be documented in writing(including email)and approved by the Owner before
commencement.Adjustments in cost and time will be reflected in a formal Change Order.
Unforeseen site conditions or pre-existing defects that affect the scope will also require written approval before additional work is
performed.
8.Guarantees&Warranties
• The contractor warrants labor as specified in the signed Estimate for this project.
• Warranty excludes sealants,coatings, paints,and cosmetic finishes.
• Warranty is void if the Owner fails to pay,modifies the work,or neglects reasonable maintenance.

9.Service Requests
Service calls under warranty are included. Non-warranty service requests will be billed at the Contractor's standard service rate.

11. Cancellation Rights(NY Law)
Owner may cancel within 3 business days of signing under NY Door-to-Door Sales Act.Written notice must be mailed or
delivered. Refunds issued within 10 days.
12.Uncontrollable Events
Neither Party shall be held liable for delays caused by circumstances beyond their control, including but not limited to weather,
strikes, utility outages, or material shortages. Deadlines shall be reasonably extended.
13. Resolution of Disputes
In the event of a dispute,the Parties shall first attempt to resolve the matter through good faith negotiation. If unresolved,the matter
shall be submitted to mediation,and if still unresolved, binding arbitration under the rules of the American Arbitration Association
shall be resolved under NY law and the venue shall be in the county where the property is located.
14.Complete Agreement
This Agreement, including all attached exhibits, constitutes the entire understanding between the Parties. No oral agreements or
modifications shall be binding.Any amendment must be in writing and signed by both Parties.
