Building Inspector, Village of Rye Brook: Date: NOV 19 2025 RECEIVED J U N - 5 2025 VILLAGE CLERK'S OMCE VILLAGE OF RYE BROOK ZONING BOARD OF APPEALS RESOLUTION ZBA 25-011 WHEREAS, application has been made to the Zoning Board of Appeals by John Berardi and Diana Berardi (together, the "Applicants") for variances, in connection with the construction of a rear roofed porch and open rear wood deck at property located at 4 Jennifer Lane, in an R-10 zoning district approximately 100 feet from the intersection of Lincoln Avenue and Jennifer Lane, designated and shown the tax map of the Village of Rye Brook as Parcel ID No. 135.57-1-14 (the "Property"); and WHEREAS, the Applicants seeks relief from the following requirements of the Rye Brook Zoning Code: (1) §250-22.G(3)—the minimum required rear yard setback is thirty feet.The proposed rear roofed porch and deck will result in a rear yard setback of 21.9 feet, thereby requiring a rear yard setback variance of 8.1 feet. (2) §250-37.B—the maximum allowable main building coverage is 20%.The proposed rear roofed porch and deck will result in a main building coverage of 26.5%,thereby requiring a main building coverage variance of 6.5%. INSURANCE New York Hurricane Deductible Customer Notice Important Information Regarding the Deductible on Your Policy This Policy is Subject to a Mandatory Hurricane Deductible- Disclosure Notice This Disclosure Notice does not provide coverage nor does this notice replace any provisions of your policy.
