Dear Dominic, As a follow-up to our meeting this past Tuesday and to confirm my conversation with Silvio this afternoon, I would like to respectfully bring something to the Village's and your attention regarding the completion of the Fire House project. Marquise believes that all parties involved want this project completed as quickly as possible and Marquise continues to try and accommodate that GENERAL caNRACTORS, goal, though always subject to another delay and added cost. CONSTRUCTIO}J MANAGEMENT, With the final paint selection determined just the other day, we immediately RESIDENTIAUCMI TRUCTIGN procured the required paint and authorized our sub contractor to man the MANAGEMENT project this Saturday of which we are going to absorb the overtime. We estimated that by next weekend we would be ready for carpet and close to RES'DENTIAICOMMERCIAL occupancy. Upon my site visit today I noticed the following; ➢ Ceiling grid and partial tile that has been completed for a couple of weeks now, still can't be completed because the HVAC diffusers are not complete, the electrician is not complete or inspected and the sprinklers are not complete. This intern has delayed the completion of the ceiling and of which the completed portions are being damaged by trades working in the ceilings. We now will incur a repair and remobilization cost for this phase. Y The taping is completed, ready for paint, but many of the rooms have penetrations in the walls and ceilings for temporary power of which has to be removed, and will require are taper to come back on 10 ST CHARLES STREET "time and material"an additional cost to us. TMORNW000. NY 10594 Jun 25 04 05: 5EIp MRRgUISE CONSTRUCTION OUR 914747042" p. 3 There are excess materials all over the building, hampering the paint . application and of which will surly damage the finish product upon its rcmo-,,al. U I S E > We continue to sweep up and clean up after other trades (%hick is t1 A R Q not our responsibility)and the work continues to be done piece meal CONSTRUCHON causing us to continually clean up. ➢ *e were just released on a "change order" for the cascade room, CORPORATION which now requires us to cut into the finish masonry and again hold up painting. Z We were just released on the Hardware and Door"change order" so that we could just the other day release the materials, again which will require us to bring trimmers, painters and labors back on the job when they arrive. We understand that a Siamese connection has to be installed at the dispatch room, requiring additional drywall and intern, paint. Due to the fact that we have already scheduled the painting to commence this Saturday we will move forward despite the encumbrances. I have directed my staff to only "Prime" the walls at this time and stop until such time that all trades are substantially completed and out of the areas. Please understand this direction is not to place hardship on anybody but it is the only correct way to achieve a quality finish product and to avoid excessive extras. Most of the paint is semi gloss, which will not allow, "touch up", it GENERAL CONTRACTORS. will require the entire wall area to be repainted. If we paint and than have to CONSTRUCTION MANAGEMENT patch the walls at the temporary power locations, touch up from the HVAC, ceiling tile, HVAC, etc. installations we will have a real mess, something RESIDENTIALICONSTRLCTION that will be ugly and costly. MANAGEMENT I am not trying to beat a dead horse, and I am not mentioning claim, but I RESIDENTiAUCOMMMIAL would appreciate that if all parties involved verify whaT is going on so it can be fresh in everyone head of which should enable a understanding our frustration and the ongoing unnecessary costs and delays. Marquise has and will continue to cooperate to bring this project to a successful completion.,but it is paramount that the cooperation is universal. 1 have attached some pictures so that you can visually see what I am saying.
