These changes included depicting a new sidewalk from the project’s east driveway along Arbor Drive and connecting to the existing sidewalk along the west side of King Street. This sidewalk was a requirement from the original approval. On-site fencing has been identified, and the On-Site Fire Protection Plan has been updated to satisfy the Village Emergency Services Task Force. In addition, the lighting plan has been adjusted to better identify locations of proposed lighting at the IL/AL building exits. As a requirement of the original approval for the project, we have shown a 5-foot-wide concrete sidewalk that connects the sidewalks from the site as well as to Harkness Park to King Street along the north side of Arbor Drive. This section of sidewalk requires an approximately 4-foot-high retaining wall to construct the sidewalk. This retaining wall will have a 4-foot-high black aluminum safety fence on top of the wall. The various types of on-site fencing have been identified on the Site Plans. These fence types are: a) All safety fencing on top of retaining walls is to be 4-foot-high black aluminum fencing. b) Fencing at the north end of the terrace area at the IL building is to be 4-foot-high black aluminum fencing. c) The fence enclosing the east AL Garden area is to be a 6-foot-high black aluminum fence. d) The fence enclosing the western AL Garden is to be an 8-foot-high board-on-board vinyl fence. e) The fencing surrounding both the generators and trash area is to be 6-foot-high wooden fencing. The On-Site Fire Protection Plan has been revised to incorporate additional “No Parking Fire Lane” signs along the access to the Townhomes. Also, additional roof entry points have been added around the building to include access to each level of the IL/AL roof. In addition, the access to the emergency access leading to the Village Fire House will have a bollard and chain assembly with the latch or lock. The Site Lighting plan photometrics has been updated to reflect a change to the wall pack lights above the IL/AL building exits, to a more architectural style sconce light in line with the building architecture. The revise photometrics continue to provide required lighting levels at these locations. In addition, the symbols of these lights have been enlarged to better locate them on the site plan. This was a comment we received from the Architectural Review Board. Lastly, we have noted that the existing property sign located on King Street is to be replaced with a new Sunrise sign, not to exceed the height of the existing sign. Please refer to the Site Plan Detail sheets, which contain a detail of the sign. This was also a comment we received from the Architectural Review Board. We trust that the minor changes described above address the Planning Boards, as well as satisfy the Architectural Review Board and Emergency Services Task Force comments.
