Morlino TO: Village of Rye Brook Planning Board FROM: Village of Rye Brook Architectural Review Board Re: Referral Comments – 900 King Street Date: May 5, 2025 Dear Chairman Goodman, At its meetings held on April 2, 2025 and April 28, 2025, the Village of Rye Brook Architectural Review Board (“ARB”) reviewed the application for a planned unit development (“PUD”) Site Plan Amendment for Sunrise Senior Living (the “Applicant”). As you know, the proposal contemplates the redevelopment of an existing office building property within the PUD district, to include 231 senior housing units that will include 126 independent living units, 85 assisted living units, and 20 townhomes, for real property situated at 900 King Street in the Village of Rye Brook (SBL: 129.68 – 1 – 13). Following its review, the ARB offers the following comments for your consideration: (1) The proposed screening and berm at the entry of the proposed Sunrise facility from Arbor Drive is acceptable. (2) The height of the proposed building has not increased from that which was approved. The front wings of the building are proposed to be three (3) stories (unchanged from the approved PUD Site Plan) which reduces the visual appearance of the building from Arbor Drive. The roof fascia of the roof has been brought down which further aids in reducing the visual appearance of the building. (3) Based on the presentation made by the Applicant to the ARB, the rooftop mechanicals on the independent living (IL) building appear to be hidden by the proposed faux roof. The Planning Board may wish to consider a condition of approval that would allow the ARB to conduct a physical inspection after construction in the event the rooftop mechanicals are visible and, if deemed necessary by the ARB, an additional screen be added to conceal the unit(s). Aesthetically, no additional changes to the roofline are warranted. Sincerely, Mitchell Levy ARB Chairman
