Dear Mr. Levy:
After a more than a three-year pause, we are pleased to have the opportunity to bring the proposed senior living
residential development at 900 King Street before you and the Architectural Review Board again. Since the last time
we met, we have had the pleasure of working with Sunrise Senior Living, a national operator of senior living
communities across the United States.
While the essence and original program of the development remains unchanged, we have modified the independent
living and assisted living buildings to reduce the overall square footage of the project. We have also adjusted some of
the floor-to-floor heights of the building. However, the building height remains the same and is unchanged from the last
time Perkins Eastman presented the building to the ARB. All of these adjustments created cumulative effects to the
elevations of the buildings which we studied and addressed. While the original spirit of the buildings remains, we
believe that the revisions represent a refinement and improvement to the project.
As reflected in our submission to the planning board, the following is a summary of changes to the project:
• Independent Living Building
o Reduction of overall footprint
No elimination of program areas
Unit count remains unchanged
Added courtyard at the east side of the building
Relocation of some units at the 4th floor to within the building footprint thereby revising the
massing of the building in this area.
o Updated courtyard layout
o Addition of balconies and walk-out terraces around the building.
o Updated porte-cochere design to accommodate wider drive aisle/drop-off
o Increased floor-to-floor height at entry floor
o Revised massing at the center of the building to give more visual prominence at the front door
• Assisted Living Building
o Reduction of overall footprint
No elimination of program areas
Unit count remains unchanged
Added courtyard at the rear/west of the building.
o Updated courtyard layout
o Addition of balconies and walk-out terraces around the building.
o Updated porte-cochere design to accommodate wider drive aisle/drop-off
o Increased floor-to-floor height at entry floor
• Townhomes
o Private garages expanded from 1-car to 2-car
Increased driveway width adds additional visitor parking.
o Previously all units were the same. New unit type introduced to create some variety and option for a
second bedroom on the ground floor. No increase to total bedroom count. Unit count remains
unchanged.
• General – Site
o Added screening structure over generator
• General – Elevations
o Roof pitch at gables adjusted
o Gables at balconies/bays replaced with shed dormers
o Double column detail at porte-cochere/entry repeated throughout the project to unify the architectural
language of the buildings on the site.
o Roof eave extensions at the 4th floor to align with the top of the windows
o Material palette revised to include stone, lap siding, vertical board and batten siding and composite
roofing.
o Revised window configurations
