Robert Goodman Chairman of the Village of Rye Brook Planning Board and Members of the Planning Board 938 King Street Rye Brook, New York 10573 Re: Sunrise Senior Living - Amended PUD Application 900 King Street Tax Lot 129.68-1-13 Dear Chairman Goodman and Members of the Planning Board: As you know, our firm represents Sunrise Senior Living (“Sunrise”), the contract vendee of 900 King Street. We write to make a formal application to amend the PUD Site Plan Approval, which was granted by your Board on June 24, 2021. In connection with our application, we respectfully request placement on your Board’s March 13, 2025 agenda. This Application involves only modest and minor improvements to the original design of the project. Sunrise looks forward to working with the Village and developing a high-quality senior living center in Rye Brook. On December 10, 2024, we appeared before the Board of Trustees (“BOT”) for our initial presentation where our Development Team presented Sunrise’s amended plans. While there are only slight modifications involved, the improvements included: Independent Living Building 1. Reduce building footprint 2. Port Cochere/Entry 3. Updated courtyard layout 4. Add balconies and walk-out terraces Assisted Living Building 5. Reduce building footprint 6. Port Cochere/Entry revisions 7. Add structure over outdoor trash Your Board’s 2021 Resolution approved 231 residential units, consisting of 126 Independent Living units, 85 Assisted Living Units, and 20 townhomes or cottages. This application for amended PUD approval makes no changes to the number of units. However, the amended plans propose an addition of a second garage space in each of the 20 cottages, meaning that each cottage will have a 2-car garage. Additionally, our client is proposing that the footprints of ten (10) of the cottages be modified to allow for the addition of a second main level bedroom, while reducing the number of bedrooms on the second level, therefore keeping the same total number of bedrooms in the townhouses. These design changes are being presented so that Sunrise’s product is not only of high quality and attractive, but so that it remains comparable to others in a highly competitive marketplace. As previously stated, there will be no change in unit count or bedroom count. We are filing the following documents with your Board: • JMC Amended Site Plan drawings, dated 2/20/2025; • Perkins Eastman Architectural drawings, dated 2/20/2025; • MPFP Landscape drawings, dated 2/20/2025; • JMC Stormwater Pollution Prevention Plan, last revised 2/20/2025; • Application for Site Plan Approval, dated 2/20/2025; and • NYSDEC Short EAF Form, dated 2/20/2025 The application fee of $600.00 has been paid to the Village.
