one thousand nine hundred and fifty , between FRANK BOLOGNA
residing at 12 Gilbert Place, Ossining, New York, and OLOF B. HALLENGREN
residing at 64 Tamarack Road, Port Chester, New Xork
parties of the first part,
and LEO BREGONZIO and SELIMA J. BREGONZIO, his wife, residing at
11 Madison Avenue, Port Chester, New York
part ies of the second part:
WITNESSETH, that the parties of the first part, in consideration of
one hundred dollars,
lawful rnori, of the'Linited States,- paid
by the part ies of the second part, do hereby grant and release unto the parties of-the-second part,
their heirs and assigns forever.
ALL that lot or parcel of land, with the bdildings. and
improvements thereon-, 'in the Town of Rye, County of Westchester and
State of 'New York, being parts- of lots-35 and 37' as' shown'on a certain
map entitled; "Map of Whittemore Subdivision, P6rt0hester,•N.Y.'r
made by J. A. Kirby;•'dated I889', "and filed ,in the Office of the
County Clerk, Dividion of Land Records; formerly'Registerrs Office
of Westchester County, N.Y., on June 24, 1689 as Map No. 912, which /
parts of said lots wlidn'taken together are more particularly bounded
and described as follows
BEGINNING at the corner formes by the intersection of the
Northerly side of Irenhyl Avenue with the easterly side of
Hawthorne Avenue; thence runnin& along the said'northerly -side of
Irenhyl Avenue South 780 581 00' East 100 feet to a point; thence
running North 110 021 0011 East 67 feet to land of Richard Lombardi;'
thence running along the southerly line of land of nichard Lombardi,
North 780 58' 00" Rest 131.10 feet to the. easterly side of
Hawthorne Avenue; thence running along said easterly side of
Hawthorne Avenue, South 130 52' 00" East 73.87 feet to the point
and place' of beginning.
. SUBJECT to a sewer pipe easement in the rear of premises in
favor of the two adjoining plots on the north of premises.

together with the appurtenances and all the estate and rights of the part ies of the first part in and to said
premises.
TO HAVE AND TO HOLD the premises herein granted unto the parties of the second part,
their heirs and assigns forever.
The part ies of the first part, in compliance with Section 13 of the Lien Law, covenant that the
part ies of the first part will receive the consideration for this conveyance and will hold the right to receive
such consideration as a trust fund to be applied first for the purpose of paying the cost of the improvement
and that the part of the first part will apply the same first to the payment of the cost of the improvement
J before using any part of the total of the same for any other purpose.
