HomeMy WebLinkAboutBP18-192a 0 1.2 co N 10 in M C14 2 3 1 General Requirements and Conditions 1.1 General Notes 1.1.1 Contractor (GC/CM) shall submit job schedule to Architect and Owner/Tenant at time of pricing/bid submission. Pricing shall be incomplete breakdown form, listing work not only by various trades, but also with major subcategories within each trade itemized. (Contractor shall schedule for and include costs/fees necessary for use of building elevator or any special cartage, rigging, hoisting, deliveries, transportation, etc. connected with contract work if required.) 1.1 2Controctor (GC/CM) shall visit site prior to submitting bid and familiarize himself with the some. Any odded cost due to his failure todo so will be borne by the Contractor. 1. 1.3 Contractor (GC/CM) shall present proof of insurance coverage in amounts required by local low, as stipulated by building, and as required by Owner/Tenant, Proof of insurance shall be submitted to Owner/Tenant and local government (as required) prior to construction, Certificates shall be available of job site for examination on demand. Contractor and subcontractors shall maintain proper comprehensive automobile liability and workmen's compensation insurance coverage throughout duration of project. 1, 1. 1 Contractor (GC/CM) is solely responsible for the means and methods of construction; safe construction practices shall be observed to assure workmen's safety on 'job and safety of all personnel outside Owner/Tenant space. 1. 1.2 Contractor (GC/CM) shall provide proper protection and execute his work in such a manner that no damage or injury will occur to the public, existing adjacent properties, existing utility services, street construction, and landscaping to remain. Provide all signage, barriers, and lighting required for public safety. Contractor shall be responsible for repairing/replacing any such damages. (See also Division 2.2 - Demolition Notes.) 1.1.3 Contractor (GC/CM) shall comply with rules and regulations of agencies having jurisdiction and shall conform to all city, county, state, and federal construction, safety, and sonitary laws, codes, statutes, and ordinances. Arrangements for compliance with these requirements shall be made by GC/CM to preclude any labor -related job disputes and related delays/problems/costs. 1. 1.4 Contractor (GC/CM) shall follow all Owner/Tencirit and municipal rules and regulations regarding barricades, deliveries, parking, work hours, noise, and conduct/behavior. Contractor shall cooperate in minimizing construction noise and disturbances during periods determined by Owner and adjacent property tenants. 1. 1.5 All work is to be performed in accordance with the American Disability Act (ADA). 1. 1.6 Contractor (GC/CM) shall provide and maintain security of building, construction materials, fixtures, and appliances during and after working hours. 1. 1.7 Contractor (GC/CM), subcontractors, and all vendors are to verify all clearances (corridors, stairs, elevators, etc.) required for deliveries and passage of oil job materials/equipment. 1. 1.8 Contractor (GC/CM) shall provide a list of all subcontractors to Architect and Owner/tenant. 1.1.9 Contractor (GC/CM) shall be responsible for the distribution and printing of drawings to off trades under his jurisdiction, 1.1.10 Contractor (GC/CM) shall verify all drawings for coordination among trades; provide and/or install anchors, inserts, hangers etc. as required for trades. 1. 1. 11 All existing conditions and materials shall be protected by Contractor (GC/CM) against any preventable damage. 1.1.12 Contractor's (GC/CM) supervisor shall be present on job site at oil times while construction work is in progress. No work shall commence without his supervision. 1.1.13 Each trade will proceed in a fashion that will not delay the trades following them. 1.1,14 All work shall be erected and installed plumb, level, square, true and in proper alignment. 1.1.15 All materials shall be new (U.O.N.) and of the highest quality in every respect. 1.1.16 There shall be no substitution of materials where a manufacturer is specified without approvals of Architect. Where the term "or equal" or .approved equal' are used, the Architect shall determine equality based on information submitted by the contractor. 1.1.17 All work and materials shall be guaranteed against defects for at least a period of one year from approval of the final payment. 1.1.18 Except when otherwise indicated, the CM/GC shall provide and pay for oil materials, labor, and other services/items necessary to accomplish entire scope of work set forth in these construction documents. 1. 1. 19 All work shall be done in accordance with manufacturer's recommendations, all warranties to be applied for, and appropriate forms left with Owner of project end. 1.1.20 Contractor (GC/CM) shall be responsible for obtaining inspections, approvals, permits, certificates, etc. 1.1.21 Architect not responsible for any condition or construction not personally inspected and approved by said Architect. Architect is not responsible for controlled inspections, permit and sign -off, or for obtaining the certificate of occupancy. 1. 1.22 No modifications/revisions/changes shall be undertaken unless specifically -,a instructed and approved by Architect and Owner/Tenant. 1.1.23 During the course of project, Architect and Owner/Tenant shall make every effort to fully inform all concerned parties regarding decisions/actions taken which, in any way, might affect any said parties, 1.1.24 CHANGE ORDERS: All change orders must be in written format and provided to Owner and Architect for approval before initiating. 1.1.25 Any change which will result in an extra cost to the "base bid" shall not proceed without the written authorization by the Owner/Tenont. 1.1.26 Any work needed to be accomplished on an overtime basis shall be priced and presented as such in bid. 1.1.27 Contractor (GC/CM) shall keep the premises free of accumulation of waste materials or rubbish at all times and swept dean daily of related construction debris. At the completion of work, the jobsite is to be free of materials. (See also Division 2.1 - Site Work Materials and Methods.) 1.1.28 Contractor (GC/CM) shall confirm adequate accessibility of all items of work into building and to their proper locations. Contractor shall also make sure of accessibility of items requiring service or replacement in the future. Where constrictions occur, notify Architect in time to accommodate accessibility. 1.1.29 Upon completion of work the contractor shall walk through with Architect and Owner and or tenant, and compile a "punch list" of corrections and unsatisfoctory and/or incomplete work. The Architect con add or omit items from 'punch list" and distribute. Final payment will be contingent upon the completion of these items. 1. 1,30 All testing shall be performed by on approved testing agency, 1.1 .31 SUBMITTALS: Submittals and/or specification cut sheets required for approval on all: 1.1.32 SAMPLES. Samples required for review by Architect for all finishes, including: 1.1.33 MOCK-UPS: Mock-ups of the following items must be presented for Architect's approval- 1.1.34 Shop drawing note: Shop drawings are to be submitted to the General Contractor for coordination with existing conditions. The Contractor (GC/CM) is responsible for distribution. All dimensions to be verified in the field and coordination with site conditions are to be done by the Contractor. Review by Architect is only to verify the conformance with the design intent of the project and compliance with the information provided in the contract documents. 1.2 GENERAL NOTES 1.2.1 These drawings are the property Sorrazin Architecture PLLC. They are for reference purposes only and shall not be used in any way injurious to the interests of Sarrazin Architecture PLLC. 1.2.2 Any modifications made to these drawings require the consent of Sarrazin Architecture PLLC, 1.2.3 Contractor (GC/CM) shall maintain a complete set of drawings at job site, including the most current revision issued by the Architect and the permit set. Drawings shall be available for exorninotion on demand and for use in making "as -built" drawings. Any revisions in field shall be noted thereon and submitted to Architect and Owner/Tenont. This includes the work of oil trades. 1.2.4 Any element, whatsoever, required by building to be incorporated in construction but not specified in construction documents shall be brought to attention of Architect and Owner/Tenant for review/ocfion. 1.2.5 Do not scale drawings --dimensions govern over graphic representation. Larger scale drawings govern over smaller scale. It is the Contractor's (GC/CM) responsibility to advise the Architect of any discrepancies and request clarification in writing if necessary, 1.2.6 All "HOLD' dimensions shall be monitored to assure accuracy. 1.2.7 Contractor (GC/CM) is responsible for field measuring of existing conditions prior to start of work and during construction, as necessary, to assure construction adherence to drawings. By entering into a construction contract for this work, Contractor shall familiarize himself with the site/field conditions. 1 .2.8 Contractor (GC/CM) shall verify all dimensions and conditions shown on drawing at job site. All errors and omissions present in these drawings must be communicated to architect in writing or Contractor shall assume responsibility for rectification of said discrepancies under interpretation of the Architect of no additional cost to the Owner. 1.2,9 Sarrazin Architecture PLLC does not guarantee the accuracy of the information contained in this drawing, in terms of their correctness, accuracy, reliability, or otherwise. All dimensions need to be verified in field. These drawings are the property Sarrazin Architecture PLLC. They ore for reference purposes only and shall not be used in any way injurious to the interests of Sarrazin Architecture PLLC. 1.2.10 All information on this drawing is "as is' and without warranties expressed or implied 1.2.11 ZONING: Final zoning inspection (otherwise known as ZCC) is the responsibility of the GC/CM.
