(ETL) was retained by PuroClean of Southern Westchester to conduct a Post Remediation Mold Assessment within a residence located at 24 Country Ridge Circle in Rye Brook, New York, on August 22, 2020. This Post Remediation Mold Assessment was performed by NYSDOL licensed and experienced Assessor, Mary Snoek. This report details the analytical findings and conclusions of the assessment. Please refer to the inspection limitations for what the inspection does or does not cover.Aside from microbial sampling, this inspection is based on a detailed visual inspection of the property's accessible areas. This assessment report, and any verbal information provided during the assessment or/and subsequent to the assessment, is CONFIDENTIAL for the client's sole use.This report is not transferable or assignable to any third party. Assessment Focus The focus of this Post Remediation Mold Assessment was limited to the Kitchen and Master Bathroom of the residence,The client raised the following concerns: • Approximately one year ago, a water intrusion event occurred in the Master Bathroom and directly impacted the Kitchen of the residence. o Shortly after the event was discovered, water mitigation efforts were enacted to limit the extent of the water damage and prevent potential mold growth. • This assessment was conducted to determine if the mitigation efforts successfully addressed the water damage concerns and prevented mold growth. Testing Methods and Measurements The following assessment methods and testing protocols represent the most current industry standards and practices. All practices conform to the Environmental Assessment Association guidelines, the New York State Department of Labor, and the Certified Mold Inspectors and Contractors Institute. Visual Assessment As a part of the analytical process, a detailed visual assessment was conducted throughout the areas of concern and adjacent rooms.The following observations were made: • Kitchen • No visible molds were found present. o Evidence of water damage was not found. o The Kitchen and adjacent areas did not have a moldy or musty smell. • Areas Adjacent to the Kitchen o No visible molds were found present. o Evidence of water damage was not found. o A moldy or musty smell was not found in the Dining Room, the Foyer, or the residence's Family Room. • Master Bathroom o No visible molds were found present. o Evidence of water damage was not found. o The Master Bathroom and adjacent areas did not have a moldy or musty smell. Three (3) air samples were collected during this assessment.The Air-o-Cell sampling pump was calibrated to 15 L/min on-site before samples were collected. All samples were delivered to Hayes Microbial (AIHA Accredited) for analysis. Instead of the 400-700-n a no meter range of the standard camera, infrared cameras operate in wavelengths as long as 14,000 nm (14 pm). In the table below, two images are shown side by side. The left image is the infrared version of the image to the right. Below each image pairing is a description of the infrared readings. I Family Room - Wall A - Adjacent to Wall C in the Kitchen - The image to the left shows uniform coloration of the wall and no areas of potential concern. w I l _ ' 14 Kitchen - Wall C - The image to the left shows relatively uniform coloration. The greenish and bluish hues indicate a cooler temperature - the wall was tested with the moisture meter, and all readings were low, and within acceptable ranges.The image above is skewed by the direct sunlight coming in through the Kitchen Door,this is seen with the yellowish,or warmer hues,to the left of the image. VIA Master Bathroom -Shower Area - Walls A and D - The image to the left shows a uniform coloration of the walls and no areas of potential concern. f - Master Bathroom - Floor- The image to the left shows a temperature variation between the ceramic flooring and the wall and cabinefry.All areas were tested in multiple locations with the moisture meter, and low, acceptable readings were recorded. Different building materials hold different standard temperatures.Ceramic tiles are generally cooler than sheetrock and wooden components. The device can read up to one-inch into the material and is used along walls, floors, ceilings, and other residential building materials • Less than 15% of moisture indicates normal moisture levels • Between 15%and 25%warrant further investigation • Greater than 25%of moisture indicates excessive moisture • Moisture meter point measurements: indicates actual percent moisture at the surface of residence materials; three readings were taken and the average percent moisture calculated in all areas of concern Acceptable moist ure levels for select residence mat erlials Material/Component Moisture % Baseboard 7 to 10 Gypsum Wallboard 7 to 10 Hardwood Flooring 7 to 10 Framing Lumber 15 to 19 Wood Furnishings 7 to 12 Source: William Kobe&Associates & U.S. Forest Products (USDA) Moisture Meter Results Relative and actual moisture levels were recorded in various places throughout the assessment area. According to the EPA and industry standards, indoor Rh should be kept below 60%; ideally, the Rh should range between 30% - 50%. One type of mold, Curvularia, was not found in the outdoor sample.The readings of this mold were very low and statistically insignificant. • The presence of the airborne spores found within the residence is likely the cause of the home's natural airflow; this includes the opening and closing of doors and windows. • The Infrared Imaging Camera and Moisture Meter did not detect any areas of current concern. 0 All areas of potential concern identified through infrared were assessed with the moisture meter, and all moisture content readings were low. • The indoor Relative Humidity readings were higher than the standard recommendations. 0 Because the house is not currently occupied, the HVAC system is not currently in use. This, paired with the summer temperatures and outdoor humidity levels, has led to the elevated indoor relative humidity. Recommendations The client should work towards maintaining optimal indoor air quality within the residence. • Use of the home's HVAC system, or the placement of fans throughout the residence, is recommended to maintain adequate airflow and disperse the elevated relative humidity. • When the indoor relative humidity levels reach or exceed 60%, there is a possibility that surface molds could start to grow on porous materials. • The regular changing of filters is also recommended to maintain optimal indoor air quality. This report provides an evaluation of the interior conditions and indoor air quality as they relate to mold and moisture. Recommendations provided by ETL Inc. should not be construed as the only effective methodology for remediation, and no warranty is expressed or implied with these recommendations. Inspector is not responsible for or liable for the non-discovery of any, water problems, mold contamination, indoor air quality issues or other conditions of the subject property that were not discovered due to inadequate sampling or testing in specific areas where such services were not requested and paid for, or where no readily visible clues existed that would have warranted sampling in those areas.Your inspector is unlikely to sample for, or locate mold,which may be hidden inside walls,behind wallpaper,appliances,furniture or other inaccessible areas. Inspectors often make mold removal recommendations also known as remediation recommendations for areas where mold is suspected to be hidden, examples of such areas include but are not limited to areas behind shower tile, behind cabinets, and inside walls. Because destructive or disruptive testing or assessment is not performed the inspector cannot guarantee that the suspect hidden mold will be found in such areas during remediation. Your inspector typically advises remediation for such areas based on one or more of the following factors;odor, moisture levels,spore count levels,client interview information, or educated guesses based on past experience as to the existence of hidden mold in a given area. Because inspectors do not typically perform inspections that involve opening wall cavities for direct examination,your inspector cannot guarantee that visible mold will exist in the remediated area. Do not depend on your investigator for any medical advice;that is the job of a medical specialist. If any illness is experienced that may be related to mold or other indoor environmental factors, then a family doctor should be consulted regarding health complaints. Only small areas of the interior of air conditioners are visible if opened, and a very small percentage (if any) of the interior area of AC ducts are visible. Any AC system evaluations done by your inspector are done as a very basic preliminary courtesy to the client only and should not be relied on to provide detailed information regarding the proper operation of the air conditioning systems operation. It is recommended that a qualified, licensed, HVAC service person or HVAC contractor review your HVAC systems in regards to proper operation. Mold Sampling Limitations and Disclaimer Though spore sampling and lab report analysis are common and are often an extremely helpful fool, there is always a degree of uncertainty regarding analysis of samples and the conclusions assessors may draw from these results. Non-viable samples only allow for spore identification to the genus and not the species level; thus, comparison of levels of similar types of indoor and outdoor spore types is not exact. Some spores that are reported to be similar are not always from the same species or even genus of mold, they may just look similar under the microscope. This is especially true for some small,round spores,such as aspergillus and penicillium spores. Viable sampling only allows for identification and enumeration of molds that germinates from live spores. Thus, many dead yet still allergenic spores may be missed in the lab results when using this methodology, resulting in low estimation of the number of actual spores present. Your inspector cannot guarantee that hidden mold in a wall can be found even with the aid of inner wall spore sampling as hidden mold may not be producing large numbers of spores during sampling or the spores, if produced, may not have access to the spore trap because insulation or wall studs may block the pathway between spores and spore trap. Even if inner wall spore levels are elevated, it does not guarantee that the mold producing it in the wall will be excessive enough to be visible if the wall is opened.
