Proposed Home Occupation:
I will be teaching the Alexander Technique, an educational method that helps people perform
everyday tasks with as little tension as possible in how they use themselves (ie. Sitting in a
chair, using a computer or smartphone, using a writing utensil).
There will be no more than 5 total visits per week, one individual at a time (private lessons),
with each lesson lasting 50 minutes. I will see students only on weekdays, between the hours of
Sam and 5pm, and they will park in my driveway or be dropped off/picked up. There are no
items that students will bring with them, and there are no employees as I, the "record owner"
and full-time resident of the property, am the sole teacher. There will be no signage of any kind
on the property.

On a motion made by Trustee Epstein and seconded by Trustee Morlino,the following
resolution was adopted.
RESOLUTION
CONSIDERING APPROVAL OF A TIER II HOME OCCUPATION
PERMIT FOR A PROFESSIONAL HOME OFFICE USE AT
4 EDGEWOOD DRIVE, RYE BROOK
WHEREAS,Steven Borzkowski(the"Applicant")submitted an application for a Tier II
Home Occupation Permit for a professional home office use on the property located at 4
Edgewood Drive,known and designated as Section 135.28,Block 1,Lot 30 on the Town
of Rye Tax Map and located in the R-25 Zoning District;and
WHEREAS,the Board of Trustees of the Village of Rye Brook(the"Village Board")is
authorized to approve a Tier 11 Home Occupation Permit in a residential zoning district
pursuant to Village Code§250-38.D(2);and
WHEREAS,the Applicant's materials outline the purpose of the professional home
office use,hours of operations,the number of employees,and the number of visits
anticipated by clients,and
WHEREAS,the proposed Home Occupation Permit is a Type II Action pursuant to the
State Environmental Quality Review Act("SEQRA"),and no further environmental
review is required;and
WHEREAS,a duly advertised public hearing on the Home Occupation Permit was
opened on December 13,2022,at which time all persons interested were given an
opportunity to speak on behalf of or in opposition to said application and the Village
Board closed the public hearing on December 13,2022;and
WHEREAS,the Village Board has considered the general regulations for Home
Occupations set forth in Village Code§250-38.0 and the conditions for Tier II Home
Occupations set forth in Village Code§250-38.D(2),and finds the plans to be in
conformance with the regulations and conditions set forth therein.
NOW,THEREFORE,BE IT RESOLVED,that the Board of Trustees of the Village of
Rye Brook hereby grants a Tier 11 Home Occupation Permit to Steven Borzkowski to
operate a professional home office at 4 Edgewood Drive, Rye Brook New York in
accordance with the Village Code,subject to the following conditions.
1. Prior to commencing operation of the Home Occupation use, the Applicant
shall comply with all applicable requirements of the New York State Uniform
Fire Prevention and Building Code and Village of Rye Brook Code, as
determined by the Village of Rye Brook Building and Fire Inspector.
2. The Applicant shall comply with all conditions set forth in Village Code §
250-38.D(2).
3. The Tier 11 Home Occupation Permit shall be valid for a period of one year
from the date of this Resolution, subject to renewal as provided at Village
Code § 250-38.1)(2)(d). Approved Tier 11 home occupation permits shall be
renewed annually pursuant to Village Code § 250-38.D(2)(e). The Building
Inspector is authorized to issue such renewal permits, provided that there has
not been any violation of the provisions of Chapter 250 and subject to the
right of inspection of the premises by the Building Inspector. Requests for
renewals shall be submitted to the Building Inspector by June 15 of each year
accompanied by the prevailing renewal fee, renewal application form, and a
sworn statement, in writing, identifying the nature of the home occupation;
business name of the home occupation; name of resident(s); name of any
employee(s); any other information requested by the Building Inspector
necessary to determine compliance with the home occupation permit and the
provisions of this chapter;and certifying that no violations of the provisions of
this chapter exist. A material misstatement in the certification shall constitute
a violation of the provisions of this chapter.
