The Inspector from S E A Westchester Incorporated performed the onsite limited survey and collected bulk samples of PACM (Potential Asbestos Containing Material) which were then sent to EAS Laboratories in Elmsford, NY Laboratory for testing and analysis. The Asbestos Survey was carried out in accordance with NYS and EPA NESHAP regulations. At the time of inspection the residence was vacant and has been unoccupied for some time. The appropriate amounts of samples were collected from accessible areas of the structure. Method Followed- AHERA/NYS DOL code 56-Demolition/ Renovation section and Occupational Health and Safety Administration-OSHA Residence - One family colonial style home with attached one car garage. The residence was originally built in 1955 and is Approximately 1650 sqft. The residence has had some upgrades throughout the years. Exterior of residence - The foundation of the subject residence is made out of cinder block and cement. The flooring of the foundation is a concrete slab type floor. There is a brick chimney with no visual mastic around the roof area. There is copper flashing around the chimney. The roof of the house has a single layer asphalt type roof approximately 12 years old. We sampled the asphalt shingles. The results came back NEGATIVE for ACM. These samples are friable and were in good condition. The gutters and downspouts are all aluminum. The windows in the home are a mixture of replacement vinyl type windows and some wooden type windows. The exterior of the home has a vinyl siding over the original wood shaker type siding. There is a tar paper vapor layer underneath the wood shaker shingle. We tested this tar paper material and the results came back NEGATIVE for ACM. The front side of the home has concrete steps with metal railings. Basement of residence - At the time of inspection the flooring was a cement slab. The supports in the basement area are metal. The walls were block and cement. There is an oil fired furnace (Weil Mclain). The furnace was installed in the 1980s. The water lines are copper lines with no insulation covering them. The heating lines are cast iron and copper with no insulation covering them. The waste lines are a mixture of galvanized and PVC plastic. The electrical box was in good condition. First floor of residence - At the time of inspection the first floor of the home has all hardwood floors except for the kitchen which was down to the plywood subfloor. The kitchen has wood cabinets. The countertops in the kitchen are formica. The back sunroom off the kitchen has a concrete slab floor with a commercial type carpet covering the slab. The bathroom on the first floor of the home has ceramic tiles. We tested the tile grout within the first floor bathroom. The results came back NEGATIVE for ACM. The sample is friable and was in good condition. The fixtures in the bathroom are made out of porcelain material. The walls and ceilings of the first floor of the home are plaster type materials. Two walls on this level of the structure have wood paneling over the plaster. We tested the appropriate amounts of the plaster materials as well as the scratch layers of the plaster materials. The results all came back NEGATIVE for ACM. These samples are friable in good condition. The heating of the first floor of the home are cast iron radiators. The stairway connecting the different levels of the home are all wood. The attached garage is part of the first level of the structure. The garage has a concrete slab with no heating mechanism within. Second floor of residence - The second floor of the home has hardwood floors with carpet covering them. The bathroom on the second floor has all ceramic tiling. We tested the tile grout on the second floor and the results came back NEGATIVE for ACM. The fixtures are the same porcelain type fixtures. The same homogeneous plaster type walls and ceilings. There are two rooms on the second floor that have sheetrock covering the plaster walls as well as some wood paneling. We tested the second floor of the home sheetrock and the results came back NEGATIVE for ACM. These materials are friable and in good condition.The windows on the second floor are all replacement type modern vinyl windows with factory sealed construction. The heating on this level are the same cast iron radiators with metal covers covering them. On both sides of the second level of the home has attic storage areas. These areas have wood rafters with plywood floors. The Village of Rye Brook, NY should be able to issue the appropriate permit for the appropriate project with this document and any other documents required. There is no (ACM,) within any of the tested materials within the residence. Limitations and Exclusions: *While SEA Westchester Inc. strives to conduct a thorough, comprehensive inspection, some exclusions are warranted. For 100 % accuracy in the determination ofACM. 100 % demolition would be necessary to access all materials. There is always a possibility that asbestos is present within areas that we could not access. S EA Westchester Inc. shall not be held liable for abatement costs related to additional asbestos not identified in this report. S EA Westchester Inc is not liable for building materials damaged during the course of the survey in the effort to find hazardous materials. All professional opinions presented in this report are based solely on the scope of work conducted during this project.
