As requested,the undersigned visited the site to see the status of the 213 Treetop Terrace's South West wall,the "TV Wall". The TV Wallis part of the Party Wall to home at 214 Treetop Terrace, along the West side of the 213 home. The TV wall is part party wall and part exterior wall. The exterior wall portion of the TV Wall faces the side yard of the 214's rear yard. From within the TV room the following was noted: • The wood flooring has been removed and the top of the slab on grade was exposed. • The concrete is almost dry. Beneath the baseboard along the TV Wall evidence of water infiltration was apparent. • Water started appearing approximately 7 feet from the South rear wall. From the 213 rear yard the following was noted: • The rear yard is at a higher elevation than the street beyond. • The South West corner of 213 has a rain water downspout leader from the roof running to a drain pipe which goes below grade. • The storm water drain runs to a catch basin down slope to the street corner intersection approximately 60 feet away. From the 214 Neighbor's rear yard the following was noted: • The attached home's first floor(on Grade) steps up is approximately18 inches above their rear yard at the location adjacent to the 213 TV wall. • A concrete pad was found to be placed in 214's rear yard adjacent to the portion of 213 TV Room's Wall that is an exterior wall. • The 214 concrete pad adjacent to 213's exterior wall begins about 7 feet North of the TV Room's South Wall. • It was noted that there is a rain water downspout leader from the roof which is located on the 214's rear wall adjacent to 213's TV room exterior wall. • The downspout leader originally connected to the underground drainage pipe for the purpose of allowing the water to flow away from the 213's Exterior wall and to the catch basin down slope to the same street corner catch basin approximately 68 feet away. • Presently, the downspout connection to the underground drainage pipe has been bypassed and connected to an above grade drainage pipe for the purpose of diverting the rain water 35 West 35 Street 212 467 2001 Suite 304, NY, NY 10001 SRH @ sncce.com 213 Treetop Terrace 2 away from the 213 exterior wall. • It was noted that 213's wood sheathing behind the exterior siding was partially exposed and was saturated and had rot from water infiltration. The rot has traveled up the wall above the TV Room's floor approximately 12 inches above the grade. • See pictures 1 ad 2 below. Summary • The adjacent property's downspout has been diverted from the original underground drainage pipe due to the pipe being clogged as water backs up and floods the concrete pad. • The 213 downspout to the underground drainage pipe was also reported to be clogged. • The 213 downspout connects to an underground drainage pipe away from the TV room wall. It is apparent that both drainage pipes and other adjacent drainage pipes connect to a common drainage pipe which goes down slope to the catch basin,similar to the picture below. fir" =�+•"-.�a ����� , T Subsequent to my visit it was determined that the 214 concrete pad was placed at an elevation higher than the top of the 213 foundation wall. This pad sloped to the 213 exterior wall above the 213 sill plate and termite shield and flashing, In my professional opinion the source of the water infiltation is directly caused by the ponding standing water opon the concrete's inpervious surface and adjacent to 213's wood sheathing and wood frame construction. The source of the ponding of the water is from direct rain plus the clogged drainge pipes which lead to the probable clogged main drainage pipe which leads to the catch basin below. 213 Treetop Terrace 3 1 recommend demolishing the concrete pad as it has caused the water ponding which in turn saturated the 213 wood structure. If necessary, with the appropriae Building Department filings, it may be replaced at an elevation below the 213 wood constriction as not to continue to cause water damage. Secondarily all drainage pipes must be cleared.
