The results of this inspection are submitted with the following limiting conditions: 1. No responsibility is assumed for matters of a legal nature, taxes, assessments, utilities, zoning ordinance, or building codes. 2. This report is not to be construed as a guarantee or warranty of the property, or its fitness for habitability and/or for particular use. 3. This report provides no guaranty or warranty of the premises or equipment therein or of their suitability for use or of any recommendations made herein. We are only available to provide advice and discuss with you conditions and defects that concern you. This report is not an insurance policy and we make no warranties, guaranties or representations, expressed or implied, in connection with the enclosed report. 4. No responsibility is assumed for information and/or data furnished by others and believed to be reliable. 5. This report is an announcement of the physical condition of the visible portions of the building and site improvements. Exploratory probings and operations equipment, appliances, and fixtures were not performed by the inspector. 6. This report should not be construed as a basis for evaluating the habitability of the premises, or the future merchantability of the premises, or the monetary worth of the premises, or whether the same should be purchased. 7. The scope of the inspection is limited to accessible portions of the structure and components. Heavy furniture, installed appliances, storage boxes, permanent ceiling tiles, or permanent wall panels are not moved for the inspection. Foundations are carefully examined above ground levels. Below ground supports, foundation footings, piers, or bearing areas of clay, sand or rock obviously cannot be checked. The existing electrical system is checked without knowledge of any future demands on the system. Our judgment of the adequacy of any system (electrical, water, gas, heating, or cooling) is based on standard demands. 8. We do not specifically check the premises or its components for various building code compliances. (This is a matter for city, town, village and/or county officials.) We do not make judgments on appraised value, adequacy of public utilities civil protection, flood plains habitability, repairs and soil analysis, or underground piping and wiring. 9. We are not responsible for damages to the house due to normal operation of any items inspected. Limiting Conditions continued. 10. Items that pertain to cosmetics, maintenance, and energy savings may not pertain to your contract. They are on the report for your benefit and, in most cases, are not things that the seller should necessarily be required to do under your contract terms. 11. The foregoing report is furnished at your request in strict confidence by us as your agent and employee for your exclusive use as an aid in determining the physical condition of the subject premises. This report is intended to cover only such portions of the premises and the equipment therein as may be examined visually; and we warn you that although such premises and/or equipment may be in good condition when examined, the conditions may change thereafter. It is our under- standing that the city of Port Chester came in and provided a lawn cutting service to the property. It has been our experience that this work is usually accomplished when the property is unsightly. We have found that the municipality will come in and do mainte- nance on a piece of property and levy a lien against the taxes.It is advised that your attor- ney pursue this action to find if this is the case. Hope 1995 Comments cont'd: SITE It was noted that the shrubs have severely overgrown and are providing a close coverage to the exte- rior of the dwelling. It is advised that the shrubs be cut back and also cut back away from the sur- face of the dwelling. At present the shrubs are allowing condensation to collect up against the dwelling's exterior surfaces.A one foot to sixteen inch clearance should be kept between the shrubs and the exterior to provide air circulation behind the shrubbery. Samples of the exterior paint were retrieved at time of inspection and tested for lead base paint content. It was found that the exterior paint contains lead base.It is advised that the exterior be thorough- ly power washed,the paint chips collected or raked up thoroughly after power washing has taken place,then applications of prime paint can be applied to the exposed wood surfaces, at which time caulking should take place,then a complete repainting of all exterior surfaces and trim. All of the old galvanize gutters and downspouts were found in extremely poor condition. It is advised that all the gutters be completely removed and reinstalled with new seamless gut- ters and new downspouts as well. All of the exterior windows were found with cracked, broken, and in most cases missing glazing compound. It is advised that you consider complete new replacement windows as the labor to re-glaze the windows will more than likely exceed the cost of new replacement windows. A slight amount of dry rot was found in the surface plank of the front and rear porch sur- faces. This will easily be corrected with the application of new material. OCopyright Frank C. This installation will minimize the amount of condensation that forms on the pipes during the summer season. Periodically you will find it necessary to provide a router type contracting service to clear the interior portions of the galvanize pipe. We do believe that the existing heat system can be converted to a gas fired system. It is advised that the system be converted to gas, as gas is readily available in the location of the burner of the heat system. It will be necessary to thoroughly clean (chimney sweep) the chimney and flue prior to the heat system being put to operation with the use of gas. It should be noted at this point that the heat system could not be fully and thoroughly tested as the system could not be properly ignited due to the lack of oil supply. @Copyright Frank C. El YES ry i NO Comments: The electric service was found to be a 100 amp-120/230 volt system. Evidence was found at time of inspection that at some point in time the service had been upgraded. It is advised that all two prong outlets be changed to three prong grounded outlets, and that all kitchen, bathroom, basement utility areas, garage, and exterior outlets be changed to ground fault interrupt outlets. However, it was noted at time of inspection that abatement work had been accomplished on the lead base paint in several rooms in the past. It is advised that the abate- ment work continue and that all interior walls and trim be completely painted with lead base encapsulation type paint. This work should be accomplished well prior to taking occupancy of the dwelling. It will become necessary to provide smoke detectors in each bedroom of the dwelling. It is further advised that an additional smoke detector be placed in the area of the kitchen, as well as a carbon monoxide detector placed in the stairwell to the basement. @Copyright Frank C. Hope 1995 Comments cont'd: INTERIOR ANALYSIS Walls and ceilings were found with openings at several areas and we believe these openings were to provide additional electric work to newly installed outlets. However, the repair and remediation to these walls should take place well prior to occupancy. It was our understanding in discussions with Domenick at time of inspection,that he intends to provide an application of sheet rock over all walls and ceilings at the interior of the dwelling. They were found in pour condition and in a dangerous state at time of inspection. It may be necessary to provide additional insulation to the floor of the attic only. It is advised that no insulation be placed between the roof rafters unless a space is created with ventilation at top and bottom to provide adequate circulation between the battens and the newly installed insulation. The garage as previously stated in this report was found inaccessible at time of inspection. Therefore the comments above pertain to the exterior portion of the garage only. It was noted that both the left and right frame of the garage door opening have encountered dry rot conditions. It may be necessary to completely replace the garage door frame in its entirety, as the dry rot was found to effect the structural stability of the garage door. C@Copyright Frank C.
