Be it known that I, STEVEN E FEWS, the complainant herein and duly authorized Code Enforcement Officer of the
Village of Rye Brook,do hereby accuse the defendant(s)named above residing at 121 Wappannocca Ave City of Rye
New York 10580, as property owners of the premises known as 279 SOUTH RIDGE STREET RYE BROOK NY, at
the following offences were committed on or about June 14'2022 2:30pm.
COUNT ONE: Village Code 6250-25.A PERMITTED PRINCIPAL USES IN THE TWO FAMELY DISTRICT
TO WIT: In that the above-named defendant(s) have allowed or caused to allow the lower level/basement of the said
residence to be occupied by person or person(s)as a separate and third dwelling in violation of the Zoning Code. In that
female person answering the door at the basement level identified herself and living in the basement separate and
independent of the other two dwelling units
COUNT TWO: Village Code 6250-10.A.CERTIFICATE OF OCCUPANCY REOUIRED.
TO WIT: In that the above-named defendant(s) did allow or cause to allow the use and occupancy of the lower
level/basement of the subject premises as a separate dwelling unit without a required Certificate of Occupancy.
COUNT THREE: Village Code �250-25.A PERMITTED PRINCIPAL USES IN THE 2 FAMILY DISTRICT
TO WIT: In that the above-named defendant(s)did allow or cause to allow A Wood Working Business to be conducted
and operated from the residential premises without permit or approval in violation of the Zoning Code.
All the above is contrary to the provisions of the statutes in such case made and provided. The above allegations of fact are made
by the complainant herein on direct knowledge and upon information and belief provided by Steven E. Fews Code Enforcement
Officer and Building Department Official. Some of which being an inspection the subject premises on, une 14'h 20 y
false state made punishable as a Class"A"Misdemeanor p ant §21 of NY Pe Law.

Be it known that I, STEVEN E FEWS, the complainant herein and duly authorized Code Enforcement Officer of the
Village of Rye Brook, do hereby accuse the defendant(s) named above residing at 121 Wappannocca Ave, City of
Rye New York 10580, as property owners of the premises known as 279 SOUTH RIDGE STREET RYE BROOK
NY,at which the following offences were committed on or about February 12'2018 and June 1412022 at 2:30pm.
COUNT ONE: Village Code 4180-23.PLUMBING PERMIT REOUIRED.
TO WIT: In that the above-named defendant(s)have allowed or caused the installation of two 100 water gallon LP
Gas tanks at the premises with conduit line hook ups run across the ground to service mechanical equipment housed in
the residential garage. Said installation and hook up was done without a filing by a Westchester County Licensed
Plumber as required.
COUNT TWO: Village Code 4180.23.PLUMBING PERMIT REOUIRED.
TO WIT: In that the above-named defendant(s)did allow or cause to allow the demolition,de-installation,and removal
of the two illegally installed 100 water gallon LP Gas tanks with gas line hook ups without the required permits.
COUNT THREE: Village Code 4186-5.A COMMERCIAL VEHICLES PROHIBITED
TO WIT: In that the above-named defendant(s)did allow or cause to allow a the parking and/or keeping of Commercial
vehicle(s)at the residential premises in violation of Village Code. Said vehicle(s) is in association with the unpermitted
Wood Working & Remodeling Business known as — "DJS Wood Working and Remodeling Business LLC" being
operated from the residential premises.

WIT: In that the above named defendants did allow or cause to allow new wood stockade type fence to be erected
at the premises without having filed for permits and without having obtained Architectural Review Board approval.
All the above is contrary to the provisions of the statutes in such case made and provided.The above allegations of fact are made
by the complainant herein on direct knowledge and upon information and belief provided by Steven E. Fews Code Enforcement
Officer and Building Department Official. Some of which being an inspection(s)of the sub' re t
