The following violations of the Code of the Village of Rye Brook were found to exist at, 975 Anderson
Hill Road, located in a Planned Unit Development Zoning District, in the County of Westchester,
Village of Rye Brook, NY, on June 14, 2022.

Dear Mr. Cohen,
Yesterday it came to the attention of the Building Department that a public auction was underway within the
closed hotel building at the Doral Arrowwood campus. At that time, the Building Department was compelled
by law to order the evacuation of the public from the building and to post the building as unsafe.
Please note that in accordance with NY State Law and Village Code, this building is required to undergo an
annual fire inspection to ensure that all fire and life safety equipment is fully operational in accordance with
the 2020 Fire Code of NY State (FCNYS). The last inspection performed there was on 11/17/21 conducted
by me and the Fire Department and in the presence of Mr.James Dunn,Doral Arrowwood Property
Manager. I have attached a copy of the failed 11/17/21 Inspection Report showing five (5) separate violations
hereto for your convenience. To date there have been no permits filed for or issued to the property for service
or repair work on any of the malfunctioning or non-functional life/fire safety systems. Neither has anyone
contacted the Building Department for a follow-up inspection to ensure that the systems are functioning
properly as required by code. Given these unaddressed violations and in accordance with Village Code §250-
10.D.(2), the Certificate of Occupancy for the building has been rendered null void and any occupancy of any
portion of the building by anyone will be considered an additional code violation.
To avoid a court summons for failing to properly maintain the buildings, please arrange for your contractors
to file for their respective permits and to make all necessary repairs. Upon completion of all repairs please
schedule a follow-up fire inspection with the Building Department by no later than July 15, 2022.
