WHEREAS, an application has been made to the Zoning Board by Bradley Scharf &
June Scharf (the "Applicants") for (1) a gross floor area variance of 325 square feet where the
maximum allowable gross floor area for this property is 3,712 square feet pursuant to Zoning
Variance #06-444, granted on March 6, 2006; and (2) a main building coverage variance of 0.8%
where the maximum allowable main building coverage is 16% pursuant to Village Code § 250-

WHEREAS, on March 6, 2006, by Resolution 06-444, the Zoning Board of Appeals
previously granted the Applicants a gross floor area variance of 565 square feet where the
maximum allowable gross floor area for this property was 3,147 square feet pursuant to Village
Code § 250-20.E; and
WHEREAS, a duly advertised public hearing on the application was held February 4,
2020, at which time all those wishing to be heard on the application were given such
opportunity; and
WHEREAS, the Board closed the public hearing on February 4, 2020; and
WHEREAS, the proposed action is a Type II Action pursuant to the New York State
Environmental Quality Review Act, and accordingly, no further environmental review is
required; and
WHEREAS, the Board, from the application, after viewing the premises and
neighborhood concerned, and upon considering each of the factors set forth at Section 250-
13(G)(2)(b)[2][a]-[e] of the Rye Brook Code, finds with respect to the variances that:
