This Scope of Work is provided for your review and concurrence prior to submitting a Request for Proposal to perform this work. As discussed previously, it is our intent to re-open the kitchen upon satisfactory completion of the kitchen project requirements. Currently,we are targeting to complete the kitchen project by the end of October. The back of house corridor work will be bid out upon agreement on the scope. We anticipate that the bid process will take approximately one month, and the long lead item procurement to take an additional two weeks. With the upcoming holidays,it our intent to start the back of house corridor work during the first week of January 2006. Construction in this area will take approximately 10 weeks;therefore completion will occur in March 2006. I await your review and concurrence on the enclosed scope of work and trust the information provided is satisfactory for your review. If you require any additional information, please conta me at (407) 650-3635. Sincerely; Brian K. 's uln v L Senior P1(pject Manager CNL Hospitality Corp. OCT 14 YlILAGE OF RYE B ROOg Cc: Rick Snyder,Senior Vice President of Asset Management BUILDING DEPT. Fidel Hinojosa,Vice President of Asset Management Gerard Hegner,Vice President of Project Management Walt Kritsky,Director of MEP Engineering :BUILDING 005 Hilton Rye Town Back of House Corridor Scope of Work VILLAGEDOK Background Information: The back of house corridor leading to and from the kitchen was identified to have life safety issues. The following scope of work is intended to remedy the life safety issues from a point of entry at the loading dock to the kitchen, and around to the banquet area. The attached Exhibit A is a floor plan that identifies the areas of work intended for this contract. The area of work is separated into two separate areas: 1) The portion identified in yellow was originally constructed in 1972 and requires one scope of work to remedy the life safety issues. 2) The portion identified in blue was originally constructed in 1976 and requires a separate scope of work to remedy the life safety issues. Scope of Work for the Yellow area (original construction in 1972): 1) Remove the existing lower acoustical ceiling tile&grid. 2) Remove the existing upper fire-rated acoustical ceiling tile&grid, which have been compromised over the past several years and no longer represent a valid fire- rated assembly. 3) Install sprayed-on fireproofing on the exposed structural bar joists in accordance with the assemblies defined in Exhibit B. 4) Perimeter walls of the defined area should be reviewed for penetrations or holes that are not fire-rated. A drywall blow-out patch or other approved assembly should be installed and fire-caulked at any locations where the walls have been compromised. 5) Structural slabs for the floor above should also be reviewed for penetrations or holes. Penetrations in the slab above should be rectified using appropriate construction methods. 6) The Director of Property Operations will identify which electrical&low voltage wiring has been abandoned in-place. All wiring identified as being abandoned in- place should be removed from the above ceiling areas within the limits of construction. 7) The exposed electrical wiring should be fastened directly to the bar joists above in accordance with the current edition of NEC (National Electric Code)and applicable local codes. 8) Covers need to be placed on any open junction boxes. 9) The existing 2'x 4'light fixtures appear to be UL rated and should be re-used. The fixtures should be independently attached to the bar joists above and the wiring to the light fixtures should be reviewed for code compliance. Non- compliant wiring should be replaced. 10)While not a life safety issue, the chilled water line insulation should be removed and replaced while the ceiling tile&grid is removed. The specification for the insulation should be Johns Manville Micro-Lok Fiber Glass Pipe Insulation. A cut sheet for this product is enclosed in Exhibit C. 11)A new acoustical ceiling tile&grid should be installed. The specification for the ceiling tile is Armstrong Dune Square Lay-In tiles. The specification for the ceiling grid is Armstrong Prelude XL. The cut sheets for both products are enclosed in Exhibit D. Scope of Work for the Blue area (original construction in 1976): The structural system in the Blue area consists of masonry walls which extend up to the structural deck above. The structural steel beams in this area were fireproofed. The fluted metal deck above is not fireproofed and does not appear to require fireproofing based on the structural assembly in this area. Therefore, the scope of work in this area will consist of: 1) The ceiling tiles in this area should be removed and discarded. The ceiling grid in this area should remain in-place. 2) Perimeter walls of the defined area should be reviewed for penetrations or holes that are not fire-rated. A masonry blow-out patch or other approved assembly should be installed at any locations where the walls have been compromised. 3) Structural slabs for the floor above should also be reviewed for penetrations or holes. Penetrations in the slab above should be rectified using appropriate construction methods. 4) The Director of Property Operations will identify which electrical&low voltage wiring has been abandoned in-place. All wiring identified as being abandoned in- place should be removed from the above ceiling areas in the limits of construction. 5) The exposed electrical wiring should be fastened directly to the bar joists above in accordance with the current edition of NEC (National Electric Code) and applicable local codes. 6) Covers need to be placed on any open junction boxes. 7) The existing 2'x 4' light fixtures appear to be UL rated and should be re-used. The fixtures should be independently attached to the structural assembly above and the wiring to the light fixtures should be reviewed for code compliance. Non- compliant wiring should be replaced. 8) While not a life safety issue, the chilled water line insulation should be removed and replaced while the ceiling tile&grid is removed. The specification for the insulation should be Johns Manville Micro-Lok Fiber Glass Pipe Insulation. A cut sheet for this product is enclosed in Exhibit C. 9) New acoustical ceiling tiles should be installed. The specification for the ceiling- tile is Armstrong Dune Square Lay-In tiles. The cut sheet for this product is enclosed in Exhibit D. General pictures of the above ceiling conditions are attached as Exhibit A-1.
