HOLBY WEStmore 9-3555 Zoning Board of Appeals Town of Rye 10 Pearl Street Port Chester, New York Dear Sirs; We have filed an application for, and have been denied, a permit to erect a one-family residence on a portion of property known as Section 1, Block 11, Lot 6, Comly Avenue as shown on the attached plot plans. We request that your board grant a permit to build on this plot containing b,566 square feet in- stead of the required 15,000 square feet and with setbacks as shown on said plot plans. This request is based on hardship due to the fact that there is no other way that the property can be utilized. I wish to point out that the residence when completed will be an attractive addition to the neighborhood. It will be of Colonial design and will be in keeping with the surrounding homes in the area. HOLBY l� WEstmore 9-3555 J�U Building Inspector Town of Rye 10 Pearl Street Port Chester, New York Dear Sir; We are planning to build a group of ten homes on the former Maples property, Comly Avenue, Port Chester. Our plans call for the installation of a dead- end street extending in from Comly Avenue approximately 4001 with houses to be built on both sides of the street. The Village zoning ordinances require a minimum of 7,500 square feet per lot, a minimum fron- tage of 70' and a minimum setback of 251 . Our proposed subdivision, a copy of which is attached, provides for lots of 751 and 801 frontage and a minimum lot area of 8,000 square feet. We plan to have the housessetback approximately 311 fron the new road. You will note on the proposed subdivision that two of the lots are partially in the Town of Rye. One of the lots is occupied by an existing building which we plan to leave, and we, therefore, understand that no variance will be required. On the other lot, however, which is almost entirely within the Town of Rye, we would like to build a dwelling in conformity with those that are to be built on the other lots in the subdivision. Building Inspector: -2- June 25, 1959 We are requesting, therefore, a variance for this lot to permit theerection of a dwelling on a lot con- taining less than 15,000 square feet and a setback of less then the required I,01 . The setback shown on the proposed plot plan conforms to the setback of the other homes in the subdivision, and we hope that the zoning board will agree that it would be desirable to have this house conform to the others as far as size of lot and location of the dwelling. You will note that the size of the lot is to be increased from 80 to 831 in order to provide 151 at the southerly side line.
