Rosenberg Subject:900 King Street Dear Board of Trustees: As a follow up to the July 27th public hearing on 900 King Street, we wanted to express our deep concern about the height of the proposed main building. At 58 feet at its highest point, that is more than 50% taller than the current building, which stands at 38 feet. Even the “shorter” front sections stand at 54 and 49 feet! Moreover, we are surprised and disappointed that the issue of the “average height” zoning code keeps being referenced as such a key decision metric. We understand this metric in the context of when a private home (or a small-scale commercial project) is being considered, but the 900 King Street proposal is massive in both density and height. What is most important is the visual impact of the 900 King Street proposal on our entire community – not “average height,” which is an accounting metric, not an aesthetic quality-of-life measure. With so many hours that have been devoted to this project, none of us really has any idea what it will actually look like in real life. What is sorely missing from the owner’s application is a robust, virtual 3- D drive through from the perspective, say, of a car or pedestrian going back and forth along Arbor Drive, as well as King Street**. How else can the Village Board of Trustees truly assess the visual / real-life impact of this project? Sincerely, Jonathan & Shari Sims 231 Treetop Crescent Rye Brook, New York 10573 **3-D drive through simulation should include the current site as a baseline measure.
