Rosenberg, Mayor Members of the Village Board 938 King Street Rye Brook, NY 10573 Re: 900 King Street: Site Plan Application Dear Mayor Rosenberg and Members of the Village Board: On behalf of the Applicant, we are pleased to transmit additional materials, listed below, with respect to the Site Plan Application for the redevelopment of 900 King Street. We also note that the Applicant has responded to the letter from the Arbors HOA regarding the Site Plan submission and, as described below, has agreed to almost all of the requests contained therein. A copy of this letter was sent to the Village Administrator and Village Attorney and can be considered part of the record for this application. Additional Materials Included herein are the following additional materials: 1. Updated architectural renderings of the Independent Living (“IL”) building, prepared by Perkins Eastman Architects, that illustrate the main entry of the IL building as viewed from within the Project Site. The renderings also show the approach proposed to address the comments from the Architectural Review Board with respect to the design of the IL building. Of note, the scale of the balconies on the three-story wings was reduced, Juliet balconies were added to the portions of the four-story section, the windows were adjusted, and a larger porte cochere was added to complement a slightly reconfigured, and grander, entry sequence. These changes do NOT affect the main roofline of the IL building; it remains the same height as included in the July 2, 2021 submission. 2. Revised Planting Plan, Sheet L-300, changed certain trees between the proposed townhouses and the Arbors to evergreen species, as requested by the Arbors HOA. Additionally, 29 new evergreen trees were added to the Planting Plan between the townhouses and the Arbors. As the plantings are also shown on the “Wetland Buffer Planting Plan,” Sheet L-301 is also being submitted. 3. Revised Construction Management Plan. The CMP has been updated to reflect the following commitments by the Applicant, as requested by the Arbors HOA: a. Construction Trucks shall not be allowed to idle on-Site (previously, a three-minute limitation was included); b. A designated construction management staff member will be responsible for monitoring and repairing Arbor Drive, as needed, during construction; c. The Applicant will resurface Arbor Drive upon completion of the Project from King Street to the southwest corner of the Project Site; d. A three-dimensional “faux ivy,” or similar, covering will be installed on the exterior of the Arbor Drive noise barrier.
