Schmidt, LLS.  900 KING STREET Site Plan Approval Drawings prepared by JMC Site Development Consultants dated 2/18/21 and sealed by Fredrick Bohlander, P.E.  900 King Street Architectural Plan prepared by Perkins-Eastman dated 2/18/21 and sealed by Stuart M. Lachs, R.A. -1- The proposed age-restricted residential Planned Unit Development consists of a 4-story and 3-story independent living component with an attached 4-story and 3-story assisted living component and detached single-family duplex townhomes per the following inventory: 126 Independent Living units. 85 Assisted Living Units. 10 Detached Duplex Townhomes (20 dwelling units). The applicant proposes to provide 14 FAH units distributed between the independent living units and the townhomes but has provided no breakdown inventory of same. Preliminary review indicates compliance with the PUD standards recently modified by the Board of Trustees, however an error exists in the Table of Land Use on page C-000 of the JMC plans regarding the required side yard setback. The applicant shows the required side yard setback as 90 feet with the proposed side yard setback at 84 feet indicating an inconsistency with the code. The correct required side yard setback is 84 feet and as such the proposed side yard setback is code compliant. Please note that additional memos from this Department may be forthcoming upon completion of my analysis, and that the plans have yet to be reviewed by the Emergency Services Task Force (ESTF). Their analysis will also be forthcoming. -2-
