Mayor Rosenberg and Honorable Members of the Board of Trustees, I wanted to thank the Village Board again for their scrutiny of the 900 King Street proposal. I also appreciate the Village Board’s review and consideration of community concerns and comments, including those that have already been incorporated into the Findings statement. After watching the last Village BOT meeting and reviewing the updated documents, I have a few additional comments and concerns. Regarding the heights(s) of the building, according to the document, the weighted average roof height would be 42.06 feet, and highest peak of the roof at the center of the proposed IL building is proposed at 61.10 feet. I don’t believe that the intent of the Comprehensive Plan to allow assisted living or senior congregate care facilities to be a maximum of 4 stories or 45 feet in height meant to take into account calculating weighted averages. While I recognize that the Applicant has stated that opportunities to further reduce the height of the IL building and its peak will be explored during site plan review and balanced against the architectural integrity of the proposed design, I am concerned about the need to make changes after approval is given. It would also be helpful to have an updated diagram/illustration to assess the view when passing in and out of Arbor Drive. During construction, I am confused about the difference and timing in fencing of the area as opposed to the installation of the noise barriers. Additionally, what specifically will they be constructed from and when and will they comply with the previously stated requirements to be both functional and aesthetically appealing? While it is noted that The Applicant shall be responsible for directing students and pedestrians to the existing sidewalk along King Street, where they would cross Arbor Drive at the existing signalized crosswalk, continue through the park or along King Street, has any thought been given to the additional traffic on Arbor Drive when parents use it as a cut through for drop/off and pick/up when King Street backs up? I also wanted to note one typo in the document, under L. Noise 3. Findings and Conditions It should read: d. Arbors townhomes not Condominiums Thank you in advance for taking the time to review my concerns. It’s been over three years getting to this point, based on a timetable that in my opinion has mostly been driven by the Applicant in terms of agreeing to changes that were posed early on. As an Arbors resident, while I would like to see closure and know what to expect, if more time is needed to ensure that the Village and surrounding neighbors are protected, then that would be the prudent thing to do.
