I've joined the Zoom calls regarding the 900 King Street redevelopment and I wanted to voice my concerns regarding the project as it's currently planned. First and foremost, I want to state unequivocally that I am in full support of redevelopment however, the project as planned presents a number of issues (most of which have been discussed on the Zoom calls). My personal opinion aside, the fact is that the proposed number of units will exceed the number permitted under the current Zoning Code. The Zoning Codes are there for a reason and these should not be skirted for the reasons that the Codes were created in the first place. If the area of land is going to be redeveloped, the rules should be followed as they are currently written. My other main concern is the traffic flow impact on Arbor Drive, which is the only way in and out of the project site as well as The Arbors. When I first heard about the project, my first comment was along the lines of the project site needing their own means of egress that would not directly affect The Arbors. As far as I know, there have been no comments regarding the long-term mitigation of this issue. Having that many additional residents, employees and deliveries to the proposed development would undoubtedly create an exponential increase on an already heavily trafficked road. Again, I don't oppose redevelopment of the site but the currently proposed plan both exceeds current Zoning Codes and creates a long-term detriment to the residents of The Arbors. While I do understand the desire to development the 900 King Street site, it needs to be done in a way that is beneficial to the town, the buyer and the residents. As it stands, this redevelopment project does not meet these standards and I implore the Board to reject the current proposal as it's currently planned.
