Subject:900 King Street Proposal
We wanted to express our appreciation for the thoroughness of the Village Board's review of the 900 King Street
proposal.
After watching the August 11th Board Meeting, we wanted to make something explicit regarding the density of this project.
Our thoughts can be summarized as follows:
(1) We are all grappling with two kinds of density: aesthetic and population. It seems that strides have been made on
the aesthetic front with a 20% reduction in gross floor area. Whether or not this is sufficient to meet the Board's ultimate
goal remains to be seen;
(2) The density in population (or units) is still problematical in our opinion. While the applicant highlights a 15% reduction
in Independent Living Units (160 reduced to 136), the overall reduction in units for this entire project is only 10.4%** (see
below calculation);
(3) In other words, a 20% reduction in building size has only yielded half as much a reduction in unit numbers;
(4) Of course, it is the total number of units that determines the traffic impact, not the floor area density. Therefore, we
hope the Board takes another hard look at the traffic and parking impact of only a 10.4% reduction in units.
(5) The demand on village services was referenced repeatedly by the Board and village staff at the meeting. This critical
demand depends almost entirely on the actual number of residents for this project -- a figure the developer has not fully
quantified in our opinion. Conceivably, a 10.4% reduction in units may only result in, say, a 5% reduction in total persons.
We just don't know, but this seems to merit further exploration.
