A new, parcel -based land use map for the Village of Rye Brook was created by the Westchester County Department of Planning in 2009; this map was reviewed, edited and approved by staff of the Village of Rye Brook. The map also was included as part of report titled, Land Use in Westchester, A detailed look at existing conditions and develop- ment trends, (Appendix 3-1) that was prepared by Westchester County Department of Planning in 2009. The data was refined into standard land use categories used in planning practice. Aerial photography, County government reports and vari- ous digital resources were used along with extensive review by lo- cal officials. The 250 RPS codes were categorized into 60 land use categories. The resulting categories were again categorized into 16 generalized land use categories, such as residential and commercial. These color -coded land use categories are shown on the Land Use Map. More detail on the methodology of the data collection, analysis and land use classification system can be found in the appendix in the Land Use in Westchester report. 3.3 Land Use in Rye Brook For a relatively small-sized municipality, the Village of Rye Brook contains a wide range of land use types. The Village is almost en- tirely built-out – only several properties are categorized as vacant. Like many suburban Westchester municipalities, Rye Brook’s pri- mary land use is Single Family Residential. However, many large and small commercial, hotel, open space and transportation-related properties are found within the corners of the 2,224 acre Village. Land Use in Westchester Source: Westchester County Department of Planning Planning Base Studies Village of Rye Brook, New York Chapter 3 The Use of Land 3-5 May 2012 Prepared by the Westchester County Department of Planning As mentioned above, and as shown on the Land Use Map and Ta- ble, the largest land use in the Village is Single Family Residential, utilizing 791 acres, or 36 percent of the Village’s land area. Two/ Three-Family and Multi-Family Residential uses make up 51 acres, or 2 percent of the Village. (See Chapter 11 for further discussion of residential development in the Village). A wide-range of land uses categorized as Non-Residential, totaling 540 acres, or 24 percent of the Village’s land area, is located throughout the Village. The Westchester County Airport, located at the northernmost portion of the Village, almost solely contributes to the 208 acres categorized as Transportation, Communications and Utilities. Commercial and Retail uses, totaling 90 acres, are concen- trated in three areas: several properties in the downtown shopping district along Ridge Street and at the Village’s two hotel properties at the Rye Town Hilton and the Doral Arrowwood Conference Cen- ter (the hotels combine for 68 acres). Institutional and Public As- sembly uses, including schools, government, religious and social/ health services uses, account for 129 acres, while office building uses cover 113 acres. (See Chapter 10 for further discussion of commercial development in the Village). Open Space and Recreation uses account for 495 acres, or 22 per- cent of the Village’s land uses. The two golf clubs in the Village, at Doral Arrowwood and The Blind Brook Club, total 211 acres within this category. Village Parks and Conservation Lands total 80 acres, while land associated with the Hutchinson River Parkway, categorized as State Parkway Lands, account for 74 acres. St. Mary’s Cemetery, located south of I-287 and at the southernmost point in the Village, covers 19 acres. (See Chapter 7 for further dis- cussion of open space and recreation). Lands categorized as Vacant account for 75 acres (3 percent of Vil- lage land area), while Road Rights-of-Way cover 271 acres (or 12 percent) of Village land area.
