GENERAL CONSTRUCTION SEQUENCING NOTES
Prior to any earthwork, all erosion control meaures shall be installed in accordance with
the plans and maintained in effective condition throughout the construction period.
1. Install Construction Fence and Silt Fencing
Stake perimeter of site with orange construction
fencing.
Erosion Control Measure
Installation of silt fencing at the down -gradient perimeter of all areas proposed for
disturbance. In addition, tree protection shall be installed around trees to be saved as per
grading plan and detail sheets 8 & 10.
2. Stabilized Construction Entrance
Prior to any vegetation removal and/or regrading of any kind , an anti -tracking pad
shall be constructed in conformance with the details and location illustrated on the
approved plan.
Erosion Control Measure
Adequate erosion controls shall be installed immediately down gradient of the construction entrance
area. The entrance shall be scarified and regraded periodically to remove built-up silts and
sediments in the upper layers to ensure proper functioning.
3. Clearing of Vegetation
The contractor shall clear the existing vegetation within the limits of disturbance for the proposed
construction, excluding existing trees flogged to remain. Chip all brush and trees that are removed for
later use as mulch or haul off site & dispose of properly. Grub root systems and stumps.
4. Rough Grading for Parking Areas / Building Sites
The contractor shall commence rough grading of the proposed parking area and building site including
depositing and compacting of earth fill areas as per the grading plan. Compaction of fill areas shall be
in 12" lifts and compacted to 95% density, During construction, the contractor shall ensure that all
stormwater within the construction areas is being contained on site.
Erosion Control Measure
All newly graded areas shall be stabilized with appropriate vegetative cover and/or mulch. Contractor
shall ensure that adequate silt fencing is in place and functioning properly during earthmoving activities.
5. Final Grading of Parking Areas and Driveway
The contractor shall commence final grading of the parking area including the grading for the
subbase.
Erosion Control Measure
Contractor shall ensure that all silt fencing is functioning properly while parking area and driveway
grading progresses.
6. Drainage and Utility Construction
After the parking area and driveway has been graded, the contractor shall initiate installation of
parking area and driveway storm drainage facilities and utilities in accordance with the engineering
details and manufacturer's specifications.
Erosion Control Measures
While trenching operations for drainage and utilities are underway, no trench shall be left open overnight
without appropriate sediment and erosion controls in place if the threat of precipitation exists. If rain
is immenent, appropriate diversion practices shall be implemented so that stormwater can bypass the
trench and be safely conveyed to the drain inlets and drain inlet protection shall be installed.
7. Construction of Dwellings
The Contractor shall commence construction of proposed dwellings. Grade land to new elevations shown
on the plans.
Erosion Control Measures
Contractor shall ensure that all approved silt fencing is in place at the perimeter of the dwelling. In
addition, all runoff from the dwelling area shall be safely conveyed to the drain inlets. Immediately
following establishment of the grade of the subsoil, topsoil and seed with specified seed mix and mulch
with hey.
8. Asphglitic Binder & Top Course Pavement
The contractor shall commence and complete paving of the parking areas and driveways in
accordance with the approved plans. Shoulders shall be backfilled and final graded to conform
with approved grading plans.
Once the binder course has been completed, stormwater will be able to enter the catch basins
and drain inlets and be conveyed through the drainage system. Since the catch basin rims will
be set at a higher elevation than the binder course elevation, the contractor will have to ensure
the water enters the catch basin grates. This can be accomplished by either temporarily
